The catch: triangular plots typically sell at 5 to 15 percent below the per-Marla rate of nearby rectangular plots, because the buildable house footprint is constrained — you cannot fit a rectangular floor plan into an acute corner without wasted space. Honest take: if the discount the dealer is offering is less than 10 percent, you are probably overpaying for the irregularity. Heron's formula is one of the few cases in surveying geometry where you can get a mathematically exact area from side lengths alone — three sides uniquely determine a triangle (up to mirror reflection, which doesn't affect area). The semi-perimeter s is half the sum of the three sides; the formula then computes the area as the square root of s times the differences (s − a), (s − b), (s − c). The result is exact to within the precision of your input measurements.
